Northern Valley Monday Market Update — October 5, 2026

A dated look at the latest verified public price and timing figures for Tenafly, Cresskill, Demarest, Closter, and Norwood, with Bergen County and mortgage-rate context.

Tenafly, Cresskill, Demarest, Closter, and Norwood show different price and timing patterns in the latest verified public data. Use this snapshot to frame a local conversation, then compare homes with similar size, condition, lot, and property type before setting a price or making an offer.

The five town figures below cover all home types for the rolling three-month period ending August 2026 (June–August). Price changes compare that window with the same period a year earlier. These are not October sales figures. Redfin uses rolling windows for smaller geographies and may revise its data as transactions arrive.

Tenafly: The median sale price was $1,706,371, up 20.6% from June–August 2025. Median days on market: 90.

Cresskill: The median sale price was $1,441,546, up 48.6% from June–August 2025. Median days on market: 84.

Demarest: The median sale price was $1,990,683, up 18.5% from June–August 2025. Median days on market: 80.

Closter: The median sale price was $1,399,074, down 6.7% from June–August 2025. Median days on market: 74.

Norwood: The median sale price was $941,377, down 5.9% from June–August 2025. Median days on market: 85.

A median describes the homes that sold. Changes in the mix of smaller, larger, renovated, or newly built homes can move it substantially. Cresskill’s large increase and the decreases in Closter and Norwood should therefore prompt a closer look at comparable sales; they do not establish how much an individual property gained or lost.

For broader context, Bergen County single-family homes in August 2026 alone had a median sale price of $925,000, up 5.1% from August 2025, and 2.4 months of inventory. That NJ Realtors report is current as of September 9, 2026. Its geography, home type, and single-month period differ from the town figures above.

Freddie Mac’s October 1, 2026 survey reported national weekly averages of 7.28% for a 30-year fixed mortgage and 6.60% for a 15-year fixed mortgage. The survey covers conventional, conforming, fully amortizing purchase loans for borrowers with excellent credit and a down payment of 20%. It is a benchmark; a lender’s quote depends on the borrower and loan.

Buyers can use these town snapshots to organize a search, then review recent comparable closings and obtain a current lender quote. Sellers can compare competing listings and closely matched sales, paying attention to condition and marketing time when choosing an asking price.
